Oldfield Announces New Property Management Company for 2014


The board of directors is excited to announce, after several months of research and interviews, on January 1, 2014, the Oldfield at Grant Park community will be under new management.

We are excited to welcome Team Management LLC as our new property management company.  After meeting with Bill Wetter, CEO and the rest of his team, the board is confident that they will bring the best possible service to Oldfield and its residents.

Please be on the look out for information in the mail that will be coming to you regarding the change over from CMA (Community Management Associates) to Team Management.  This information will include HOA dues payment instructions and coupon books should arrive in early January 2014.

We look forward to our new relationship with Team Management and we are working hard to make sure the transition goes as smoothly and seamlessly as possible.  However, if it should not, please be patient with us as we work to resolve any issues, as this is not a quick or simple process to complete.  We appreciate your cooperation.

Holiday Gift Baskets from Oldfield at Grant Park


Every year, the board of directors puts together two holiday gift baskets.  One for our local Atlanta firefighters of fire station #10, and the second for our local police department, Zone #6.  We like to personally thank our local police and firefighters for the work they do all year in our neighborhood, and we hope that it serves as a reminder  for them about our small community tucked away here off Boulevard and Confederate Avenues.  If you have any ideas or would like to help out with this year's gift baskets, please contact the board by email at Oldfieldhoa@gmail.com.   Happy Holidays!

Important Crime Alert from the Grant Park Security Patrol

IMPORTANT CRIME ALERT
This morning there was a home invasion burglary in the 500 block of Glenwood Ave. There were 4 people sleeping in the home. At about 6:30 AM the perp pried open the back door, stole a computer, guitars, electronics, set of keys and the owners Dodge Durango.

The thief left behind 2 packages of Duraflame kindling! Anyone missing this item from the trunk of a car or back porch?

Please look out for a silver Durango, tag number BC23W4.

There was a similar burglary yesterday on Woodland Ave in Ormewood Park. At that home the resident was awakened at about 4 AM and scared off the perp. A side window was pried open at that home.

Last week a home was burglarized on Home Ave near Confederate at 4AM while the homeowners were gone. The alarm limited the theft to one TV.

If you have a home alarm system our patrol officers advise setting it to a STAY function. With most systems this will active the alarm if a door is opened.

We'll be reaching out to our patrol officers to see if we can get some early morning coverage for now. LT Iosty typically will patrol one day each week starting at about 6AM. We'll try to add a couple more shifts.

Please be alert and always call 911 if something doesn't look right. Take a few minutes to record serial numbers and inventory valuables. Activate a tracker APP for phones and computers.

SAFETY UPDATES

Continuing burglary problem on the north side. At 1:30 today one of our GPSP officers responded to a burglary attempt at 300 block of Woodward.

The officer was concentrating patrols in the area and was just 2 blocks away. The beat officer arrived 5 minutes later.

The homeowner was unloading his car from a closed garage and heard banging at his back door. The door had a kick bar so the door would not break open.

The homeowner saw the burglar drive away in a black Ford Ranger tag AHR 4358 (stolen on 11-25 from Highland Ave) The suspect is a black male about 40 years old, 5'10" and about 160 lbs.

PLEASE CALL 911 FOR ANY UNRECOGNIZED VEHICLES OR PERSONS IN THE ALLEWAYS. At this recent attempt the truck was parked in the alley.

MAIL AND PACKAGE THEFT. Our officers advise against leaving outgoing mail clipped to a mailbox. There have been a few reported thefts of outgoing mail. Officers suspect the criminals are looking for holiday cash, checks and gift cards. If possible have packages shipped to a location where there is a person present to sign and accept them.

CARJACKING AT LITTLE FIVE POINTS AND SUGGESTIONS FOR SAFETY. A woman returning to her apartment was carjacked when she was bumped from behind by another vehicle. She exited her car to inspect the damage, was thrown to her ground, and her car was stolen. She had phone and I-pad tracking so the car was recovered and one suspect is in custody.
Officers advice: call 911 immediately and explain to the dispatcher what has happened. With a minor accident and no injuries it is acceptable to turn on emergency flashers and proceed to a well lighted, secure location.

VEHICLE LARCENIES: Recent larcenies around Memorial Drive; patrons to one of the restaurants stopped for dinner after shopping. They returned 90 minutes later and a window was smashed out and all the packages were taken. Please keep cars clean and conceal all packages in the trunk. A GP resident chased a criminal out of his truck on Saturday at 3AM. The description is a young black male about 5"6" tall wearing a puffy down jacket. The incident occurred on Georgia Ave near Grant Street. Officers located a suspect on Bass Street but he got away.

GRANT PARK SECURITY PATROL UPDATE: With the support of the community we now have every day of the week covered. If you are not familiar with GPSP please check the web site:grantparksecuritypatrol.org. We now have a recurring credit card feature for members' convenience.

During a 2 or 4 hour shift officers patrol the entire neighborhood, respond to 911 calls, check on vacation/out-of-town requests, concentrate extra coverage in locations that have had recent crimes, and assist victims with any concerns. If you are not a member, please consider this important supplement to APD patrols.

HOLIDAY EVENTS:
There will be two road races this week and there will be traffic interruptions. On Thursdaymorning the Atlanta half-marathon will block part of Boulevard from Auburn Ave south and then west along Memorial Drive.

On Saturday there will be a race mostly in Oakland cemetery but part of MLK Drive at Oakland Ave west to Grant Street will be blocked.

There continue to be overnight vehicle larcenies particularly on the west side of the neighborhood. REMEMBER TO KEEP YOUR VEHICLE CLEAN. If you will have guests visiting here for the holiday, remind them as well. Call 911 if you see any suspicious persons checking out cars. Last week a neighbor on Grant Street called 911 when he saw teenage girls getting into an unlocked car.

GPSP will add additional holiday patrol hours with the monies we raised at the Halloween festival. Our goal is to add one more weekday night time patrol for the winter season. We have 5 officers patrolling and every day of the week has some level of coverage.

New Property Management Company for Oldfield Residents


As you may have heard, the board of directors has begun looking for a qualified management company to represent the residents of Oldfield at Grant Park beginning January 1, 2014. 

The selection process is very time consuming, and there are a lot of property management companies who all want our business. Each management company claims to be the “Best HOA management company for our community”, but the reality is each company has different strengths and weaknesses. 

Not all HOA management companies provide the same level of services, so it's very important to know which companies are a good match for our needs. To help streamline this process, we have created a comprehensive set of interview questions to guide the board of directors in the selection process.

By using these guidelines, our goal is to select the best management company fit for our community:  one who will provide our quality service at a fair price for a long mutually satisfying relationship.

We are currently interviewing six management companies, and those companies are:  Condominium Concepts Management, Heritage Property Management Services, Homeowner’s Advantage, Neighborhood Management Associates, Riverside Property Management and Team Management LLC.

We thought it would be a great idea to put together some maintenance and repair manuals for items common to all the units here in Oldfield.  The following is a list of what we have compiled thus far:

  4. White Rodgers Thermostat
  5. Whirlpool Gas Sealed Burner Cooktop

GPSP Updates
Recent Crime patterns:  Yesterday we had reports of a number of vehicle larcenies in the SW section of the neighborhood. They have been reported from South Ave and Atlanta Ave. Lt Iosty did not have this morning's APD report so we do not have specifics. Last weekend Officer Clements was on patrol Saturday morning and observed a broken window from a vehicle on 300 block of Glenwood Ave. A cell phone charger was taken.

KEEP YOUR CAR COMPLETELY CLEAN. It's not worth a broken window or slashed top for a cell phone charger or a handful of pennies.

From the recent data reported below it's obvious that our regular reminders regarding the clean car campaign are on target. There has been some success with the larcenies at Oakland cemetery since the new camera has been installed. An arrest was made there.

Be aware of your surroundings and do not use a cell phone while out walking. If necessary, stop and talk while keeping a look out for a potential snatch thief. Fortunately there have been no reports of burglaries this week.

  • 3 False Alarm Calls.  Please make sure your cleaning crew has a correct code and password.
  • 3 Victim assistance visits related to recent burglaries.
  • 10 Out of town requests/house check.

Crime Report from APD Zone 6
Weekly reports for the past 4 weeks
  • Robbery--745 Hansell, one inside The Roosevelt, car taken,  and one just outside the gate; two near King MARTA station, one arrest, juvenile detained by victim. Cell phone and laptop snatch.
  • Burglary--300 block Park Ave; two at the 700 block of Grant; 400 block of Grant Park Pl.
  • Vehicle larcenies--(15 total) Usual pattern of Oakland cemetery and Memorial/Woodward; 3 others in various areas of the neighborhood. Most vehicles had electronics and/or purses taken. Two had tools.
  • Auto theft--two near The Enclave on Confederate, Dodge Caravan and Jeep; 1000block of Hill, Chrysler Pacifica; Oakland near Orleans, Chevy C15.
