Pipe Burst in Oldfield


The Board of Directors would like to inform you of an incident that occurred this afternoon.  Unfortunately, a sprinkler system pipe burst in one of the units causing flooding and damage to a total of  four units. Our new property management company, Team Management, has been involved and is working diligently with the Board to assist homeowners in next steps towards reconstruction. 

Preventive Measures

As a reminder, please make sure you read and follow the guidelines provided to you in the post on "Frozen Pipe Prevention".  Also, please be mindful that per our rules and regulations thermostats should be set no lower than 55 degrees in each unit in order to assist in the prevention of frozen pipes.

Section 14: Use Restrictions
Subsection (j)

In order to prevent breakage of water pipes during colder months of the year resulting in damage to any portion of the Condominium, increased Common Expenses, increased insurance premiums or cancellation of insurance policies due to numerous damage claims, the thermostats within the Units shall be maintained with the heat in an "on" position and at a minimum temperature setting of fifty-five degrees Fahrenheit whenever the temperature is forecasted to or does reach thirty-two degrees Fahrenheit or below.  Owners and Occupants of Units shall take all steps possible on a timely basis to keep heating equipment, including but not limited to, the thermostat, in good working order and repair.
