SATURDAY EVENT AT GRANT PARK WITH BRIEF STREET CLOSURE

The perimeter of the park and the SW section of the neighborhood will have traffic interruptions on Saturday AM. The link below shows the course for the 10K. There is also a 5K around the perimeter of the park.

ARMED ROBBERY: Early Sunday morning two women were robbed of their purses at Woodward and Cherokee. They were approached by 3 black males who were driving a dark green Ford Taurus. In SE Atlanta there were several other armed robberies that night and early morning. At another incident it was reported that a dark Taurus was the get away car.

AUTO THEFT: Sometime overnight a BMW was stolen, parked in front of a house on Rosalia. There is a report of police activity on Hansell at 3:30 AM but we have no details to determine if these are related. Do not assume that your car alarm will protect you against larceny or theft. It's best to research your make and model for the best deterrence.

UPDATE:  BMW RECOVERY

LT Iosty reports that APD zone 3 officers recovered this vehicle today. It was located in an alleyway off South Ave near the track at Connally Street. Three perps were arrested, 2 juveniles. They were in the process of stripping it but only one tire had been removed. A NEARBY NEIGHBOR NOTICED THE ACTIVITY AND CALLED 911.

BURGALRY AND LARCENY:  One report of a burglary on Woodward Ave, 300 block, no details yet. Also on 300 block of Woodward, 3 bikes were stolen from the front porch of a home. The bikes were chained on the porch. There are several reports of bike thefts. Please be careful with bikes out in public view. Our officers advise keeping them in the house or in a locked storage building.

VEHICLE LARCENY: There have been several reports. One this morning for the 300 block of Kendrick. On Sunday night a GPSP officer responded to a suspicious person call on Ormond and Hill. He and the beat officer were unable to locate that person. There was a smashed car window at the Georgia Hill community center Sunday night at about 10. No suspects there either.

Cherokee and Woodward have also had some daytime vehicle larcenies. Please call 911 if you see anyone peeking into windows. Some of these are occurring in mid-afternoon on Saturday and Sunday so there have to be some witnesses at this busy time of day.

We review these maps and current incidents each week and work with our GPSP officers to target problem locations.

THANKS FOR THE FANTASTIC RESPONSE TO OUR MEMBERSHIP DRIVE. Starting July 4 weekend Officer Karmen Williams will patrol for us on the weekends and the goal is to reduce these smashed car windows. Officer Williams will be riding her bike around the park and the neighborhood. Say hello and offer her a cold drink of water! We look forward to working with her.

Oldfield Residents invited to attend this Saturday's Grant Park Safety and Security Meeting

PUBLIC SAFETY PRESENTATIONS:

We have reserved the meeting room at the Grant Park Rec center for Saturday, June 21 for 11 AM until 2 PM. We will have a two-part program for neighbors in NPU-W.

From 11 until noon we will have officers from the community policing division talking about personal, home, and vehicle security. This is an opportunity for the community to learn about the programs which APD has in place to reduce crime.

From Noon until 2PM Officer Michael Banja from the APD training academy will present a general program on firearms safety and security. He will discuss home security for firearms, current Georgia law and will have time for questions. Officer Banja presents an extended version of this program to numerous police jurisdictions in the metro area.

Neighbors are welcome to attend either or both of these programs.

IMPORTANT BURGLARY ALERT

Unfortunately Grant Park and Ormewood Park have had burglaries in the past few days. We made it through about 8 weeks in April and May without any home burglaries in the Grant Park neighborhood.

The most recent here in Grant Park was this afternoon between 2 and 5. This was on Robinson just off Boulevard. There was also a burglary on Mead just off Boulevard on Saturday at about 1:30PM. In Ormewood yesterday there were two burglaries at mid-day. Front or rear doors are kicked in and electronics are taken.

LT Iosty reports a lookout for a maroon Jeep, possibly Wrangler, with a tan or brown top and wide nobby tires. No tag number on this Jeep. APD is canvassing the area for any video in order to identify suspects or any other vehicles.

Make sure to activate alarms and please call 911 if you see vehicles cruising around the neighborhood.

GPSP officers were patrolling this afternoon but at this most recent burglary there was not an alarm system.

New Leasing Administration & Management for Oldfield

The Oldfield at Grant Park Association has entered into a leasing management contract with Team Management in an effort to alleviate some concerns voiced by Oldfield residents as well as t ensure the fidelity of leasing contracts. Homeowners are not being charged for the privilege to lease their unit; rather the charge covers the work put into administering the lease information, keeping track of lease renewals and tenant information updates. Additionally, this contract allows Team management to monitor and take necessary actions against illegally leased units which affect the ability to grant more open lease permits to other homeowners. The amount of $150 was determined by the Board and Team Management which is 40% less than most community administrative lease fees including CMA.

The Oldfield at Grant Park is in closed leasing status at this time. If you would like to lease your Unit, please contact your property manager to be placed on a waiting list for a lease permit. If you are currently leasing your Unit, please ensure that you comply with the stipulations outlined in the condominium documents. Failure to do so may result in cancellation of your lease permit, possible fines to your account or eviction of your tenant.  

We appreciate your cooperation with this new policy and look forward to the improvement it will bring to the neighborhood.

PUBLIC SAFETY UPDATES

Last weekend Zone 6 officers arrested a juvenile in a house on Lester Avenue (just to the east of Boulevard and south of Grant Park). In the course of debriefing the juvenile, he admitted to two additional burglaries; one here in Grant Park and one on Mercer St in Ormewood.

There are several important issues to discuss:

First and most important, neighbors observed this juvenile checking out houses and called 911 when he went behind a nearby house. Officers responded quickly and made the arrest.

Second, the victim here in Grant Park hired this juvenile to do some yard work. He worked for about 5 minutes and wanted to enter her home to use the bathroom. She said no and then he told the homeowner he would go home and change his shoes. He came back later and stole her laptop when she was gone.

Grant Park Security Patrol Officers advise that we do not hire anyone we do not know.

At the Mercer Street burglary, the juvenile kicked in the front door while the homeowner was working in the backyard. He ran off with her cellphone. The victim had an APP called "go prey" on the phone.   This APP takes a photo of the person holding the phone when the phone is sent a text. So the juvenile took a picture of himself while he was trying to use the phone. This makes arrest and prosecution easy.

OUR OFFICERS ADVISE THAT WE USE AVAILABLE APPS FOR TRACKING AND RECORDING ON OUR ELECTRONICS.

The juvenile was taken to jail and we'll do what we can to track his case. He lives on Washington Street south of Turner field so he wanders far and wide to commit these crimes. Officers think he's working with a couple of other juveniles so they are looking for them too.

TRESTLE TREE APARTMENTS AND NEIGHBORHOOD INPUT. There have been numerous social media discussions regarding the issues with the Trestle Tree complex. NPU and neighborhood reps have had several meetings with the new owners and management. We are working toward a "good neighbor contract" which will include:

1. Security, off duty APD officers (we are asking for a log sheet of actions); cameras linked to city monitoring; gate access with key card.

2. Accountability, identify problem tenants (and their children) begin eviction proceedings.

3. Quarterly meetings at a convenient time for all neighbors. Once renovations are completed the landlord will recruit tenants to serve on an HOA board to represent the community.

4. Mentoring for juveniles and children, after school and summertime programs. Parenting classes and other life skills classes.

GPNA is planning on putting sunbursts on the Trestletree Buildings that are in Grant Park to help foster a sense of community.

On April 23 at the NPU-W public safety meeting we will have an update on the project. This will be at Martha Brown Church on Moreland Ave at 6:30. This is the monthly safety meeting prior to the general NPU meeting.

Our GPSP officers are working closely with the burglary investigators on these cases. While patrolling here they are watching out for these juveniles. New Vendor: Team Pest USA & Free Household Pest Treatment

We are excited to announce that the Board has approved a proposal by Team Pest USA to provide pest control, wasp/bird nest removal services, and the termite bond for the Oldfield community. This new contract will provide a cost savings to the Association of over $2,000 per year. 

In addition, Team Pest USA will provide a household pest treatment FREE to those residents who request it.

Master Hazard Certificate for Oldfield at Grant Park

As a homeowner in the Oldfield at Grant Park community, you may receive a call or letter from the bank who holds your mortgage requesting a copy of the Master Hazard Certificate.

Hazard Insurance is required by your mortgage company.  In March, our previous certificate expired and your mortgage company may require proof of new hazard insurance.  Please make sure your mortgage company has the necessary documentation on file; if not, they could try to purchase hazard insurance on your behalf and bill you for the expense.

Should you receive a call or letter requesting this documentation, this Master Hazard Certificate is what you will need to provide.

Update: FHA Status for Oldfield has been Renewed!

As of Thursday, March 6th the Oldfield at Grant Park community is once again FHA approved. Without this approval, any homeowner in Oldfield wishing to sell would have been unable to accept FHA financing.

The Board would like to thank the following individuals for all their hard work:

Bill Wetter and the Team Management staff for catching CMA's failure to renew our FHA status back in August 2013.  Once this was discovered they worked closely with HUD (Housing and Urban Development) to create, submit and secure approval of the reinstatement package.  

We would also like to thank Oldfield homeowners, Maranda Seager and Jayne Topping for providing much of the information in the reinstatement package and for providing their time time to assist Team Management in completing the renewal package.

We appreciate all their time and efforts to get this package completed and renewed in such a timely manner.

Update on FHA Approval

Greetings Oldfield,

The Association would like to provide an update on the FHA status for Oldfield at Grant Park. The necessary paperwork for renewal has been submitted and barring any further issues, the approval should be effective within the next week. 

We apologize for any inconvenience this lapse may have caused but unfortunately this is yet another area that CMA failed to maintain. We have successfully transitioned to Team Management and Bill Wetter, CEO and his team are staying on top of all issues and making sure that all are being addressed expeditiously.

Recycling Update for 2/7/14

Residents -

As of 1:30 EST, we do not have a definite answer for you as to when to expect recycling service in our neighborhood, however both the Board and Team Management President, Bill Wetter have been making calls and sending emails to Waste Industries throughout the day.  As you can see from Bill's emails he is pushing hard for this to get resolved immediately.  We will continue to make every attempt to resolve the problem and have the recycling picked up as soon as possible.  Going to keep pushing!

New Signs and Mirrors in Oldfield



This morning, the maintenance crew for Team Management installed some new signs and mirrors for the community.

With the addition of the new "Dead End" signs and "No Outlet" signs, we are hopeful that this will cut down on the amount of outside traffic turning around inside the community.  The new mirrors should improve driver safety in the community by giving drivers increased visibility.  Now you will be able to see what is around the next turn.

There is still more work to be done, and Team Management will return to the property on Monday, February 10th to complete the installation of additional mirrors.

ANOTHER AUTO THEFT: A second Dodge Intrepid was stolen overnight. This incident was in the 300 block of Woodward Avenue near Grant Street. The car was recovered in Buckhead near I-85 and Buford Highway. It had been used in a robbery-carjacking at the Terminus building in Buckhead. The victim was on his way to a gym there at about 6 AM when he was robbed.

Please be alert and careful when arriving at home in the evening. It's best to leave the car immediately; don't be talking or texting while sitting outside. Do not leave a car running with keys in the ignition.

GPSP officers will be here on the weekend nights and will be alert for potential robbery situations. Please call 911 if you see any suspicious persons or vehicles making multiple trips around your area.

TRUANCY: Please call 911 if you see any children or teenagers out in the neighborhood during school hours. There is a truancy officer for zone 6, our Grant Park beat officer, and a GPSP officer on some mornings. Please report the direction of travel and general clothing description for the students. High School classes start at 8:30 so students should be on campus by then.

Recycling Update for 2/6/14

Residents - 

For the third week now, recycling services have been disrupted in our community.  We do not have a clear answer for you at this time as to "WHY?" it was not picked up today, we can only share with you that Team Management is working with Waste Management to get this issue resolved immediately.

To give you a little background, there was no service last week (week of 1/30) due to the weather events in Atlanta.  Prior to this, recycling was only partially collected the preceding week (week of 1/23).  This was due to CMA (our old property management company), they had failed to pay our December bill during the transition process to the new property management company.  Team Management recognized this and worked quickly to resolve this without any further service disruptions.

On Wednesday, February 5th, our property manager Monica Carmody spoke with Waste Management customer service to confirm pick-up this week for both trash and recycling.  This was confirmed in e-mail by Waste industries.

Today around 11 a.m. a board member called Waste Industries to inquire about today's pick-up.  We were concerned because we knew it was past the normal time for recycling to be collected.  Again, Waste Industries confirmed that Oldfield was on the schedule and service would be performed today.  

At around 3:30 pm, Team Management spoke with Waste Industries, and again it was confirmed that Oldfield at Grant Park (located at 655 Mead Street) was on the schedule and recycling would be collected before the end of the day.

We apologize for this service failure on the part of Waste Industries and ask for your patience as Team Management and the Board of Directors work to address these issues.  We will be on the phone again in the morning and will keep residents posted via the blog with any new information we receive.  

In addition, please continue to let either Team Management or your Board know of any service problems you may experience.  We document all instances, so we can request credit for services not performed and because if these continue, it may become necessary to find an alternate vendor if Waste Management cannot provide the community with the high standard of service we all agree is important to Oldfield homeowners.  In this particular case, we will be requesting a credit to our account for this service failure.

Trash and Recycling in Oldfield

Please be advised, due to this week's weather, trash and recycling was not picked up this week. Both services will resume on Thursday, February 6th. We realize this is an inconvenience as it will cause a buildup of trash around the community.  You can help keep our community clean and presentable by confining your trash to your garbage bins or secured in some type of container.  We appreciate your attention and patience with this matter!

Payment of HOA Dues by Credit Card


Team Management has informed the Board that the service to pay your HOA dues by credit card is currently unavailable for Oldfield residents.    Team Management expects it to take about two weeks for this service to be in place. 

Once in place, residents who choose to pay their dues by credit card may visit the Team Management web site and enter the first three digits of their account number. Please note there is a $9.99 service fee charged by a third party company for this service. Neither the Association nor Team Management receives any portion of this amount.

Once on the site, you will then need to create a login and password. Please keep that information for your records as Team Management will not be able to assist you if you should forget the login information - you would need to call the site help line at 866-289-5977.

In the mean time, you should have received your payment coupons in the mail.  Payment of HOA dues can be made, by sending them to:

Update from Grant Park Security Patrol

January 25,  2014   
                                               INCIDENT LAST NIGHT

This report is from a GPSP member who lives on Delmar near Confederate.

Shortly before 9pm, I noticed an unfamiliar Jeep parked across the street.  I happened to be in my car, so I pulled out of my driveway to get the license plate number.  A few minutes later, a young black male got out of the Jeep and walked towards me.  I asked him if I could help him.  He said his “auntie" lived next door.  When I firmly asked him to leave, he threatened to rob and hurt me.  I didn’t have my phone, so I honked the HELL out my horn.  Luckily, my neighbor came outside and scared him away.

I called the police and reported the incident.  The police found the Jeep ditched at Stanton Park tonight.  It was reported stolen yesterday.  The police also shared that the same guy threatened to rob a woman on the corner of Mead and Boulevard, minutes after my incident.   So they’re looking for him now.

I am thankful no one got hurt and the police were responsive.  I’m also grateful for vigilant neighbors.

I want to remind you that if you see ANYTHING suspicious, please notify the police right away…or at least honk your horn until it drives your neighbors (and hopefully the perpetrator) nuts.

Description:
The person who threatened me is a young black male, around 16 years of age.  Medium build and height.  His hair was 2-3 inches long.  He wore a light grey sweat shirt and pants with the number 3 on the sweatshirt.  The 3 was the color blue.

                                              
In this situation and with the robbery on Wednesday the victims did exactly the right thing. When necessary comply and if the opportunity is available,  take action.

Grant Park Security Patrol Update - Friday, January 10th


RECENT CRIME NEWS: 
Yesterday morning, GPSP patrol officer LT Iosty responded to a dispatched call this morning on the east side of the neighborhood. A neighbor had called 911 at about 9 AM regarding three males wandering around near Cameron and Rosalia. LT Iosty was patrolling for GPSP and was able to locate the three and detained them until a beat officer and truancy van arrived. One of the juveniles had a GPS and a 25 caliber pistol stuffed in his pockets. The GPS was stolen from a contractor's truck at the job site where he was working on Rosalia.

How do we as neighbors respond to situations like this?

First, this is a perfect example of why we ask neighbors to call 911, even if it's just for suspicious activity. After 8:30 AM the high school students should be on campus.

We will be discussing any potential truancy problems with the principal at Jackson HS and also collaborating with Major Meadows who is now the supervisor for school resource officers.

The juvenile said he lived at Confederate Court in Trestle Tree Apartments. This year GPNA and NPU-W will be engaged with the new owners of the properties regarding crimes in the neighborhood and demanding accountability for crimes involving residents there.

We are often asked about the value of our neighborhood patrols: how many arrests, we never see officers, where does my money go, etc?

This is an example where one of our GPSP officers responded within minutes to the dispatched call. He located suspects and had them detained before a beat car arrived.

Pipe Burst in Oldfield


The Board of Directors would like to inform you of an incident that occurred this afternoon.  Unfortunately, a sprinkler system pipe burst in one of the units causing flooding and damage to a total of  four units. Preventive Measures

As a reminder, please make sure you read and follow the guidelines provided to you in the post on "Frozen Pipe Prevention".  Also, please be mindful that per our rules and regulations thermostats should be set no lower than 55 degrees in each unit in order to assist in the prevention of frozen pipes.

Subsection (j)

In order to prevent breakage of water pipes during colder months of the year resulting in damage to any portion of the Condominium, increased Common Expenses, increased insurance premiums or cancellation of insurance policies due to numerous damage claims, the thermostats within the Units shall be maintained with the heat in an "on" position and at a minimum temperature setting of fifty-five degrees Fahrenheit whenever the temperature is forecasted to or does reach thirty-two degrees Fahrenheit or below.  Owners and Occupants of Units shall take all steps possible on a timely basis to keep heating equipment, including but not limited to, the thermostat, in good working order and repair.

We hope that everyone had a great holiday season and we wish all of our Grant Park neighbors a healthy, prosperous and safe 2014.

Here are some updates from Grant Park:

HOME ALARM REGISTRATION: All home alarms must be registered with the city by February. APD web site has a link for the procedure.

INVENTORY VALUABLES: Take a few minutes at this time of year to record serial numbers and photograph those items which do not have a serial number, such as jewelry. Store the inventory in a secure location (a laptop hard drive is probably not a good idea). There have been cases here where items have been recovered and charges made after electronics have been pawned. Install tracker Apps on electronics. Again, recovery and arrests are made when officers have been able to locate the electronics.

VEHICLE SECURITY: Be vigilant in keeping cars clean. On Christmas Eve a neighbor observed four teenage males pulling door handles and looking into cars on Harden St near Memorial. By the time she had picked up her phone and called 911 they had smashed out a window and grabbed a couple bags of Christmas gifts.

DON'T LEAVE A CAR UNATTENDED WHILE WARMING IT UP. This is too tempting for a thief even if the doors are locked with a security
feature.

If you have mechanical problems with your car, have it towed to a secure location as quickly as possible. Don't leave a car on the highway if possible; APD tries to tow them quickly too. There are pirates cruising the interstates looking for disabled cars.

BURGLARY REPORTS: Recently there have been two reports. One from the 700 block of Glenwood and one from the 700 block of Confederate. The Confederate Ave burglary was on Dec 27 between 6 and 9PM. A couple of electronic items were stolen. Please call 911 if you see any suspicious persons around your area.

FROM DEKALB 360 SECURITY PATROL: DeKalb PD made a major burglary arrest last week. A stash house was searched and numerous items were recovered. This was in SW DeKalb just outside the East Atlanta city limits. If you have been a victim of a burglary in the past 6 months, you should contact the investigator assigned to your case.

JACKSON HIGH SCHOOL REOPENS THIS WEEK: Please call 911 if you observe high school age students in the neighborhood during school hours.

We will continue to work with Major Peek and his staff at Zone 6 to keep our neighborhood as safe as possible. Our GPSP officers will supplement the beat officer with additional patrols. We have 6 officers working with us now and we have seven days covered for at least a couple hours each day. If you are not familiar with GPSP, please look at the 
grantparksecuritypatrol.org website and consider a membership.
We would like to add even more hours to our weekly coverage.
More members equals more hours plus a safer community.

NEW FEATURE: Follow By Email


Thanks to a suggestion from a homeowner, we have found a way to make it easier for homeowners to connect with the new Oldfield Blog.
The new "Follow by email" option provides homeowners a simple way to receive the latest updates, delivered right to their inbox.  Each time new content is published; all subscribed homeowners will receive a daily email notification of the new published posts, including a copy of the new content as well as links back to the actual posts.
To begin, simply enter your email address in the new “Follow by Email” box located to the right and click submit. Your email address will not be shared and will only be used for the purpose of notifying you of new blog content.
