Grant Park Security Patrol Update - Friday, January 10th


RECENT CRIME NEWS: 
Yesterday morning, GPSP patrol officer LT Iosty responded to a dispatched call this morning on the east side of the neighborhood. A neighbor had called 911 at about 9 AM regarding three males wandering around near Cameron and Rosalia. LT Iosty was patrolling for GPSP and was able to locate the three and detained them until a beat officer and truancy van arrived. One of the juveniles had a GPS and a 25 caliber pistol stuffed in his pockets. The GPS was stolen from a contractor's truck at the job site where he was working on Rosalia.

How do we as neighbors respond to situations like this?

First, this is a perfect example of why we ask neighbors to call 911, even if it's just for suspicious activity. After 8:30 AM the high school students should be on campus.

We will be discussing any potential truancy problems with the principal at Jackson HS and also collaborating with Major Meadows who is now the supervisor for school resource officers.

The juvenile said he lived at Confederate Court in Trestle Tree Apartments. This year GPNA and NPU-W will be engaged with the new owners of the properties regarding crimes in the neighborhood and demanding accountability for crimes involving residents there.

We are often asked about the value of our neighborhood patrols: how many arrests, we never see officers, where does my money go, etc?

This is an example where one of our GPSP officers responded within minutes to the dispatched call. He located suspects and had them detained before a beat car arrived.

We will ask our GPSP officers to spend some additional time around the east side of the neighborhood and interview any juveniles during school hours.

We can speculate if a serious crime was stopped this morning; the fact that a handgun is out of a juvenile's hands and off the streets is good news.

Pipe Burst in Oldfield


The Board of Directors would like to inform you of an incident that occurred this afternoon.  Unfortunately, a sprinkler system pipe burst in one of the units causing flooding and damage to a total of  four units. Our new property management company, Team Management, has been involved and is working diligently with the Board to assist homeowners in next steps towards reconstruction. 

Preventive Measures

As a reminder, please make sure you read and follow the guidelines provided to you in the post on "Frozen Pipe Prevention".  Also, please be mindful that per our rules and regulations thermostats should be set no lower than 55 degrees in each unit in order to assist in the prevention of frozen pipes.

Section 14: Use Restrictions
Subsection (j)

In order to prevent breakage of water pipes during colder months of the year resulting in damage to any portion of the Condominium, increased Common Expenses, increased insurance premiums or cancellation of insurance policies due to numerous damage claims, the thermostats within the Units shall be maintained with the heat in an "on" position and at a minimum temperature setting of fifty-five degrees Fahrenheit whenever the temperature is forecasted to or does reach thirty-two degrees Fahrenheit or below.  Owners and Occupants of Units shall take all steps possible on a timely basis to keep heating equipment, including but not limited to, the thermostat, in good working order and repair.

We hope that everyone had a great holiday season and we wish all of our Grant Park neighbors a healthy, prosperous and safe 2014.

Here are some updates from Grant Park:

HOME ALARM REGISTRATION: All home alarms must be registered with the city by February. APD web site has a link for the procedure.

INVENTORY VALUABLES: Take a few minutes at this time of year to record serial numbers and photograph those items which do not have a serial number, such as jewelry. Store the inventory in a secure location (a laptop hard drive is probably not a good idea). There have been cases here where items have been recovered and charges made after electronics have been pawned. Install tracker Apps on electronics. Again, recovery and arrests are made when officers have been able to locate the electronics.

VEHICLE SECURITY: Be vigilant in keeping cars clean. On Christmas Eve a neighbor observed four teenage males pulling door handles and looking into cars on Harden St near Memorial. By the time she had picked up her phone and called 911 they had smashed out a window and grabbed a couple bags of Christmas gifts.

DON'T LEAVE A CAR UNATTENDED WHILE WARMING IT UP. This is too tempting for a thief even if the doors are locked with a security
feature.

If you have mechanical problems with your car, have it towed to a secure location as quickly as possible. Don't leave a car on the highway if possible; APD tries to tow them quickly too. There are pirates cruising the interstates looking for disabled cars.

BURGLARY REPORTS: Recently there have been two reports. One from the 700 block of Glenwood and one from the 700 block of Confederate. The Confederate Ave burglary was on Dec 27 between 6 and 9PM. A couple of electronic items were stolen. Please call 911 if you see any suspicious persons around your area.

FROM DEKALB 360 SECURITY PATROL: DeKalb PD made a major burglary arrest last week. A stash house was searched and numerous items were recovered. This was in SW DeKalb just outside the East Atlanta city limits. If you have been a victim of a burglary in the past 6 months, you should contact the investigator assigned to your case.

JACKSON HIGH SCHOOL REOPENS THIS WEEK: Please call 911 if you observe high school age students in the neighborhood during school hours.

We will continue to work with Major Peek and his staff at Zone 6 to keep our neighborhood as safe as possible. Our GPSP officers will supplement the beat officer with additional patrols. We have 6 officers working with us now and we have seven days covered for at least a couple hours each day. If you are not familiar with GPSP, please look at the

The new "Follow by email" option provides homeowners a simple way to receive the latest updates, delivered right to their inbox.  Each time new content is published; all subscribed homeowners will receive a daily email notification of the new published posts, including a copy of the new content as well as links back to the actual posts.

Freezing Weather Advisory - Frozen Pipe Prevention

When outside temperatures fall below 20° or stay below freezing for more than 12 hours, the potential for frozen pipes arises. It should be noted that strong winds in conjunction with freezing temperatures make the potential for a problem more likely.

Please consider the following:
  • Pipes do not always burst during the first freeze; it may take several freezes and thaws for them to crack as they weaken each time. 
  • Allow water to flow through pipes; at least one inside faucet, preferably in the bath, should constantly drip.  Water temperature should be lukewarm (combination of both hot & cold pipes) and the drip should be the width of a matchstick.  Don’t overheat or the water heater might overwork and may become damaged. 
  • When temps are below 20° or remain below freezing for several consecutive days, leave faucets running round the clock.
  • Open cabinet doors under sinks, allowing heat to enter the area around the pipes.
  • Before going to bed and first thing in the morning, check all faucets.  Be sure they are flowing, including the washing machine.
  • Garden hoses connected to outside faucets are more susceptible to broken pipes.  Before freezing temperatures begin, disconnect garden hoses from outside spikets.
  • Plumbing along perimeter walls or in unheated areas like garages, like outdoor water spikets, are especially susceptible to freeze damage.
  • If a pipe breaks, immediately turn off all water to your unit.  If you don’t already know, please learn where your main water valve is located for your unit.  If the break is in a hot water pipe, shut the valve off on top of the water heater.  Also be sure to switch off the heater at the circuit breaker.  After completing the preceding tasks, contact a plumber of your choice.  Making arrangements for repairs is a homeowner responsibility.
  • If you’re going to be away from home or your unit is vacant, ask a neighbor to check your pipes.  Don’t completely turn off your heat.  Should your pipes break due to lack of heat, you may be responsible for all repairs to not only your unit, but you may also be liable for damages to other damaged units with no insurance coverage.

Answer To Your Questions About January HOA Dues!


Greetings and Happy New Year!  With the start of 2014, we have begun transitioning to Team Management as our new property management company and are very excited about working with them over the next 12 months. 

At this time, we are still awaiting more information from Team Management regarding HOA payments moving forward.  Team Management is still working with CMA to complete the transition process of all association records, financials and bank accounts.  As soon as this has been completed, Team Management will share payment information and contact information for our new property manager with all homeowners on record.  Currently, we expect everything to be in Team Management's possession by January 12th.

We will notify you as soon as we have additional information however, January payments will not be considered late as long as they are received by January 31, 2014. Thank you in advance for your understanding and patience in this matter.
